    Bill Davis, Director Emeritus

    Bill Davis founded Davis Partners in 1972. Bill continues to provide strategic guidance to ensure that the company operates in accordance with his vision: understand the “big picture” and think through your goals; treat people well and be accountable for your actions; and, work diligently to achieve your objectives. Under Bill’s leadership, Davis Partners developed over 6.5 million square feet of commercial real estate and grew into a real estate services company that manages over 20 million square feet of real estate valued at more than $3 billion.

    Bill has been a fixture of the Southern California real estate business for nearly 40 years. A graduate of California Institute of Technology, Bill has taken an active role at Caltech as the Chairman of the Council on Physics, Math and Astronomy.

    Pam Winkler, Chief Operating Officer

    Pam Winkler joined Davis Partners in 1996. As Chief Operating Officer, Pam oversees all accounting and client reporting, company administration and IT systems. She coordinates due diligence with buyers and sellers and the transitions between old and new owners. Pam has been instrumental in building valued relationships with partners, investors and clients, including guiding and coordinating transitions to new software and budgeting systems.

    With over 25 years in the business, Pam provides leadership as the liaison between clients and staff to ensure that client expectations are met or exceeded every step of the way.

    Richard Holden, Executive Vice President

    Richard Holden joined the executive team at Davis Partners in 2014. Richard is responsible for management services for Davis Partners operations throughout California. Working with our dedicated property management team Richard coordinates all aspects of day to day operations as well as assisting in acquisition and disposition of properties. Richard is also responsible for communication between clients and staff.

    Richard started his career with RREEF and Grubb and Ellis and joins Davis Partners after seven years as Vice President of Woodmont Real Estate Services – recently relocating from Northern California to Southern California to become Executive Vice President with the executive team.

    Larry Nelson, Principal

    Larry Nelson joined Davis Partners as a Principal in 1997. Since then, Larry has developed over 2 million square feet of office and industrial buildings and 200 acres of master planned business parks. He is responsible for the company’s current and future industrial and office development projects as well as identifying acquisitions and investment opportunities. For over 40 years, Larry’s hands-on approach to every stage of the development process has generated exceptional results for clients and investors.

    Larry is active in the real estate community as a member of NAIOP. He was a lieutenant in the US Naval Reserve, and he earned a BA in Political Science from the University of Redlands.

    Kimberly Civita, Senior Vice President

    Kimberly Civita joined Davis Partners in 1994. As Senior Vice President, Kimberly is responsible for overseeing property management operations, leasing and construction management. She works closely with both clients and property managers to ensure client objectives are met from daily activities to long term goals. In addition, Kimberly interfaces with clients with pre-acquisition analysis of financial, review of physical conditions as well as a key coordinator for property dispositions.

    Kimberly is LEED accredited, is a member of Building Owners and Managers Association (BOMA), the US Green Building Council (USGBC) and a licensed State of California Broker. She attended Cal State Fullerton for a BA in Liberal Studies.

    Daniel Karcher, Senior Vice President

    Daniel Karcher joined Davis Partners in 2007. As a Senior Vice President, Daniel is responsible for managing the companies Food Facility Construction Projects, Major Industrial and Office Improvements, along with underwriting value add and ground up development opportunities.  Daniel has completed more than seventy-five Capital Building and Tenant Improvement projects totaling near $100,000,000.  Some of these projects have been completed for major corporations, GSA, State of California, and local County Tenants.

    Through his participation with nearly every aspect of the company Daniel has developed proven expertise in managing high visibility projects that require specialized skills, attention to detail, and sensitivity to overall project objectives.

    Daniel is actively involved in the real estate community, Daniel is an active member of the local NAIOP and ULI chapters, and has served on the board of the NAIOP Young Professional Program.   He earned dual degrees including a Bachelor of Science in Accounting and a Bachelor’s of Business Administration in Information Systems and Quantitative Management from Loyola Marymount University.

    Dianne Randazzo, Vice President, Human Resources and Accounting

    Dianne Randazzo joined Davis Partners in 1996. Dianne is responsible for all aspects of accounting and financial reporting, including budgets, CAM reconciliations and lease administration. She also oversees human resources for the company and has been instrumental in the successful conversion of several accounting software systems for our clients.

    With over 25 years in the business, Dianne’s range of experience began on the development side at the Watson Land Company and includes property management at IDM and auditing with REG.
